Ms. Lott
obtained her Bachelor of Business Administration,
summa cum laude, from Ohio University. She received
her law degree, cum laude, and her LLM in
Business and Tax from Capital University Law School. Ms.
Lott joined Dagger, Johnston, Miller, Ogilvie & Hampson,
LLC in 2004 and engages in the general practice of law
with an emphasis on real estate law, business law and
estate planning.
Ms. Lott
advises clients on all aspects of real estate sales and
acquisitions (commercial and residential property),
including contract preparation and negotiations, due
diligence, and coordination of the closing. She assists
clients in the development of their property, which may
involve subdivisions, deed restrictions, the formation
of homeowners’ associations, the creation of shared
driveways, zoning changes or administrative issues such
as variances. She also advises clients on commercial
real estate financing (construction and permanent)
including loans insured by the Federal Housing
Administration. Ms. Lott is an Ohio Title Insurance
Agent and researches title to real estate, assists in
the remediation of title defects, and issues owner’s and
loan policies of title insurance on behalf of Old
Republic National Title Insurance Company. Ms. Lott has
extensive experience with other real estate matters
including the Low Income Housing Tax Credit;
landlord/tenant issues; underground storage tanks,
landfills and other environmental issues; Internal
Revenue Code Section 1031 exchanges; liquor licenses;
real estate taxes and Board of Revision complaints,
partition auctions; leases; easements; mortgages, and
mechanic’s liens. She is also available to assist
clients with oil and gas matters.
Ms. Lott
advises clients on all aspects of business law,
including helping clients choose the proper entity for
their needs and the formation of that entity. She also
advises clients on general business law issues including
corporate governance, acquisitions and dispositions of
their assets or the entire businesses, succession plans,
other business transactions, and dissolutions.
With respect to estate planning, Ms. Lott understands
that people have worked their entire lives to acquire
the assets they have and that they wish to preserve
those assets for their heirs. With this knowledge, Ms.
Lott meets with her clients to gain an understanding of
the nature of their assets and how they wish for their
assets to be distributed upon their deaths. She then
carefully drafts estate plans designed to protect her
clients’ assets and carry out their wishes. Ms. Lott
makes sure her clients’ estate plans include all of the
necessary documents such as wills, durable powers of
attorney, living wills, health care power of attorneys,
trusts, a gifting plan, and proper beneficiary
designations. Ms. Lott also reviews how her clients’
assets are titled and advises her clients of alternate
ways to hold title to possibility eliminate the need for
probate upon their deaths. If probate is needed, Ms.
Lott will advise the executor or administrator of the
estate on all aspects of probate administration,
including opening the estate, inventorying the assets,
settling the debts, distributing the assets to the
heirs, and paying estate taxes.
Ms. Lott is an active member of the U.S. District Court
for the Southern District of Ohio and of the Fairfield
County and Ohio State bar associations. She is a
Director and President of Big Brothers/Big Sisters of
Fairfield County, Inc. Ms. Lott previously served as a
4-H advisor and a Board Member for the Zane Trace
Chapter of the National Wild Turkey Federation. Ms. Lott
and her husband Jamie reside in Lancaster.
